When you feel that your house is ready for sale, you will
need to devise a marketing plan for selling a home. This
will cover everything necessary to attract buyers and
effect a final sale.
It will cover the price at which you offer your home for
sale, how you are going to reach potential buyers, what you are
going to tell them, how you are going to handle
their approaches, visits and questions, and
how you will eventually finalise the sale.
You need some idea of the type of buyer you think will be
attracted to your home. A young professional couple? A family
with young children? A retired couple, perhaps?
Your neighbourhood and type of property may influence who
your potential buyers are likely to be, but the more you delve
into the benefits your property affords to different types of
buyer, the wider your target market can be.
House Details. Buyers will want some
details of your house that they can peruse in their own time;
something sent to them before a viewing to entice them to
visit, or after a visit to remind them of features they
may have forgotten about after viewing many similar
properties.
Promotion and advertising. You will
need to promote your house sale so that as many potential
buyers as possible know that it is for sale. This may be on a
local or regional basis, and will involve both online and
offline resources.
Professional Advisers. You may want to use
the services of some professional advisers - a mortgage
adviser to help would-be buyers, or a Structural Engineer/
Surveyor to evaluate the property. A Legal Adviser to handle
the transfer of ownership and complete the sale.
Showings / Viewings. Buyers will want to be
shown over the property. You will need an organized method of
appointment making and follow-up.
Security. You will need to ensure that you and
your property are risk free when showing strangers around your
home. A firm procedure must be devised for viewings /
showings.

So, you need to decide:

- Who you are selling to.
- How best to promote the sale, and where to
advertise.
- Which, if any, professional advisers you will
need.
- The method of dealing with enquiries and showings. You
must be prepared for any questions asked.
- How to negotiate a sale. How are you going to deal
with offers from buyers?
- How you will proceed with an
agreed sale.
