How To Prepare A House For Selling
There are going to be things to do to
get ready to sell your home. The better your house looks to a
potential buyer, the greater the chance of a sale. If you have
already identified some major building work that
needs to be done, you will need to get cost estimates from
builders, assuming you won't be doing the work yourself, and an
indication of when the work can be started, and how long it
will take.
In most cases, you will just need to know how to prepare a
house for selling. The starting point here, is to imagine what
your property will look like to someone who has not seen it
before.
Think for a moment about the assumptions you yourself might
make when viewing your next house to buy if, for instance, the
front garden was untidy, the driveway was oil-stained,
paintwork was cracked and chipped, and so on. You might
reasonably assume the house wasn't looked after properly and
that other, more serious defects lay hidden. There might in
fact be nothing wrong with the house save for some untidiness,
but you would be bound by your first impression.
So, how does your home look to a first time visitor?
Take a long hard look at your home from the
outside. Try to imagine it as a first time visitor would
see it. Drive your car around the block and slow down as you
approach your home. What is the first impression your home
gives out? When you pull up outside does it look clean and
tidy? Does it look inviting? Approach your house from all
possible directions and gauge the probable first
impressions.
Consider as well what the rest of the street looks like? Do
similar properties look better, the same or worse than
yours?
It's not just the outside of your home that needs to create
a good impression. If a potential buyer makes it to your
door, what will they think when your front door is opened?
You will have to get your house clean and tidy and to keep
it that way for however long it takes to sell.
